One of the highlights in the Frankfurt skyline is the 135 m high NEXTOWER. The new landmark in the PalaisQuartier complex offers highly modern office space at a historic address. It corresponds with the neighbouring hotel tower. It has 32 floors and the technical infrastructure can be adjusted flexibly to the requirements of the users.

In October 2011 the “sustainable quality” of the office tower was awarded the DGNB (German Sustainable Building Council) Certificate in Gold. Besides the low costs relating to the building, the low primary energy requirement and the thermal comfort, the quality assurance of the building workmanship, with exemplary internal space hygiene, the visual comfort and the systematic taking into operation have contributed to the outstanding results.

Working with one foot in the future

On 32 highly modern office floors in the NEXTOWER there is space available for offices and conference rooms. The room layouts can be designed flexibly, units of up to 1,200 m² are possible. The ceiling height of 3.05 m allows room to breathe and to think.

A special architecture makes possible the construction of up to six attractive corner offices. On each floor two separate tenant units could be installed, each with their own infrastructure. The 32 floors are served by nine lifts, five of which can be operated directly from the 18th to 32nd floor.

Natural air conditioning and efficient technology - DGNB Gold for the NEXTOWER

The energy concept in the NEXTOWER stands for sustainability. This was lately evidenced by the DGNB Certificate in Gold. With a future-oriented form of construction the service charges of the NEXTOWER are minimised and the environmental burden reduced for the long term.

With the use of underground heating and heat recovery for heating and cooling a conscious decision has been made in favour of the use of renewable energies. This reduces the consumption of energy and the costs. The energy-efficient building structure specifies single skin façade and double facades depending on the direction in which the building is facing. There are integral sunshades, soundproofing and windows which can be opened. This ensures increased quality of the feeling of the room and a healthy working climate.

A sophisticated security system satisfies the highest requirements. Each room has an operating device for individual regulation of the temperature, the position of the sunshades and the window opening. The cabling is flexible as a result of busbars with power socket boxes in the cavity floors. An overall concept which allows individual wishes to be met. Under the building is the largest and most accessible basement car park in Frankfurt am Main, the MyZeil/PalaisQuartier Car Park with 1,396 parking spaces. .
